Quick one for anyone renting in Nome and wondering if ownership is realistic here, now that there's a big new federal housing law on the books.

The 21st Century ROAD to Housing Act's investor-purchase restrictions include carve-outs for build-to-rent and renovate-to-rent projects, plus a new renter-outreach resource at HUD for tenants of institutionally owned properties. Not hugely relevant to our market, but good to know it exists.

More useful locally: the law supports programs to help renters build credit history toward eventual homeownership, and folds Section 184/184A borrower protections into new, standardized housing counseling requirements.

If you're renting now and thinking about buying down the road, the pieces most worth watching are a new small-dollar mortgage pilot aimed at loans of $100,000 or less, and any expansion of housing counseling access through local Tribal or nonprofit housing organizations.
