Built to BEES

What Does “Built to BEES” Mean?

BEES stands for Building Energy Efficiency Standard. It’s Alaska’s statewide energy efficiency code that sets minimum requirements for insulation, windows, air sealing, and heating systems in residential construction.

If a home is described as “built to BEES,” it means the house was designed and constructed to meet these efficiency standards.

Why Is BEES Important?

  1. Mandatory for State Assistance
Since January 1, 1992, homes must meet BEES if they want to qualify for financial assistance programs through Alaska Housing Finance Corporation (AHFC) or other state programs. That includes things like low-interest mortgages, weatherization programs, or certain grants.

  2. Lower Heating Costs
Nome’s long winters mean energy costs can eat up a huge chunk of a household budget. Homes built to BEES are much better insulated, saving thousands over time in fuel and electricity.

  3. Comfort & Durability
Meeting BEES standards reduces drafts, condensation, and mold problems—common issues in older Nome homes. It means a warmer, healthier home for families.

  4. Resale Value
Buyers often ask if a property is “BEES certified.” A home that meets BEES is more attractive because it signals efficiency, quality construction, and eligibility for AHFC financing.

What If You’re Renovating?

If your home was built before 1992 (as many Nome homes were), it may not meet BEES as-is. But energy-efficient renovations—like upgrading insulation, sealing air leaks, and replacing old windows—can bring your home up to standard. This not only makes it more comfortable but also opens the door to financing opportunities if you’re planning to sell or refinance.

Bottom line:
“Built to BEES” isn’t just a label—it’s a guarantee of better efficiency, lower costs, and higher value for your Nome home.
