The national average 30-year fixed mortgage rate was 7.24% for the week ending October 29, 2026, according to Freddie Mac's weekly survey. On November 4, 2026, six of the seven single-family programs from the Alaska Housing Finance Corporation (AHFC) posted lower 30-year rates, from 6.375% to 7.125%. The seventh, Uniquely Alaskan, posted 7.375%. On the 15-year loan, AHFC programs ranged from 6.125% to 6.750%, against a 6.60% national average.
Why the lender matters AHFC does not lend directly on single-family programs. Its rates are available to buyers only through an AHFC-approved lender. A lender who is not set up to offer AHFC loans cannot offer these rates, so it is worth asking at the start.
What an AHFC-approved lender can offer
- Program rates that were below the national average on six of seven programs on November 4.
- Additional rate reductions for low- to moderate-income borrowers and for properties that meet certain energy efficiency criteria, according to AHFC.
- For qualified veterans, a State Veterans interest rate preference: a 1% reduction on the first $50,000 of the loan, subject to income limits.
Questions to ask a lender
- Are you AHFC-approved, and which AHFC programs do I qualify for?
- What is the APR and what points apply? AHFC's posted rates do not list either.
- Do any add-ons apply to my loan, such as the +0.250% for new purchases with the 97% LTV option?
AHFC rates change each business day, and the national survey covers conventional, conforming loans, a different product. Treat this as a starting point for a conversation with a lender, not a rate quote.
