What the New Housing Law Still Gets Wrong for Places Like Nome

Here's our honest scorecard on the 21st Century ROAD to Housing Act, from the people who actually work this market every day.

It's real, it's law, and a handful of its provisions genuinely matter for Nome: the rural design set-asides, manufactured housing reform, a new small-dollar mortgage pilot, Tribal subrecipient and grantee eligibility, and some new tools for local government.

But NAIHC was right to call out the gap from the start: this law doesn't give Tribal housing its own title, doesn't touch NAHASDA, and doesn't fix the mismatch between how HUD's Indian housing programs are structured versus the programs this bill actually reformed. In a region where Tribal housing organizations serve a huge share of residents, that's not a small miss.

What we're watching next: the NAHASDA Modernization Act of 2026, still working its way through Congress with Senator Murkowski carrying it. On the local government side, we're watching for HUD's zoning and land-disposition guidance, and whether Nome confirms its CDBG entitlement status.

This law is going to keep changing shape as HUD issues guidance and Congress considers what comes next. Nome Sweet Homes isn't just here to help you buy or sell a house — we're the ones actually reading the legislation that affects your property, your financing, and your options, so you don't have to.

When it comes to buying, selling, or just making sense of how new laws like this actually affect Nome — Nome Sweet Homes is the only brokerage that's actually here, on the ground, every day, and that local knowledge is exactly what you're paying for when you choose us.
